BRUSSELS — Property prices in Tervuren have soared to eye-watering heights as wealthy buyers and well-heeled expats flock to the posh green enclave, official figures reveal.
Latest official figures from Belgian statistical agency Statbel show the leafy commune on the edge of Brussels recorded a median house price of €585,000 during the first half of 2026 across 112 sales. The surge secures Tervuren’s spot as the seventh most expensive municipality in all of Flanders for housing.
Driven by its world-class international schools, lush royal parklands, and quick links to the capital, house hunters in Tervuren are paying a steep premium compared to historical levels.
Just five years ago in 2021, buyers shelled out a median of €460,000, meaning local prices have jumped over 27% in five years. Rewind a decade to early 2016—when the median price stood at €340,000—and long-term homeowners have seen property values skyrocket by more than 72%.
How Neighboring Communes Compare
While Tervuren’s property market demands deep pockets, neighboring communes along Brussels’ eastern fringe command even higher price tags:
- Kraainem ranked as the 3rd most expensive Flemish commune at €674,500.
- Wezembeek-Oppem placed 5th with a median house price of €627,750.
- Sint-Genesius-Rode edged into 6th place at €590,000.
- Overijse tailed right behind Tervuren in 8th spot at €558,500.
Exclusive Sint-Martens-Latem in East Flanders retained its crown as the single most expensive municipality in Flanders with a staggering median house price of €863,333, followed by coastal resort town Knokke-Heist at €825,000.
At the other end of the spectrum, budget-conscious buyers headed to West Flanders’ Menen, which proved to be Flanders’ cheapest municipality with a median house price of just €199,100.
Regionally, Flemish Brabant remains the costliest province in Flanders for attached and semi-detached homes at €378,500 (up 3.7%), while detached homes hit €490,000 (up 4.3%). Nationally, the median price for a Belgian home landed at €285,000 for attached properties and €402,400 for detached houses.
